Highly Expansive Soils – Highly expansive soils typically found in the Metroplex, exposed to a combination of extremes in wet and dry conditions from heavy rains, then hot, dry days, and an occasional plumbing problem, result in soil expansion or movement around (and under) the foundation causing settling or, in some cases, lifting of the foundation structure which cracks and becomes uneven.  Tell-tale signs of this condition are:  cracks in exterior brick walls, cracks in interior sheetrock walls, hard to close doors, and uneven floors to name a few.

Interior warning signs: Exterior warning signs:
  • Cracked Walls

  • Stuck Doors and Windows

  • Cracked floor tile

  • Uneven Floors

  • Ceiling Cracks

  • Wall separation at ceiling

  • Kitchen cabinets separating from wall or ceiling

  • Brick crack or separation

  • Cracked chimney

  • Gaps between trim or fascia board and exterior brick

  • Exterior door or window frame separation from brick or siding

  • Cracked exterior concrete

  • Slab crack

Foundation Maintenance - In order to reduce the effects of seasonal foundation movement, it is important to maintain the soil at a constant moisture around the foundation throughout the year. During the drier times of the year, the soil around the house can be watered by means of a soaker hose around the perimeter of the house or a lawn sprinkler system. Too much watering can be harmful.  It is important to to maintain the moisture level, not drench the ground around the house.  Because of environmental conditions, some sides of a house may not require as much watering as others. For example, evaporation is usually more intense on the south and west sides of a house (unless these areas are shaded and protected from the wind).

Drainage Conditions - One method to both reduce the effects of the foundation movement and help preclude significant upheaval from occurring is to ensure that there is good drainage around the foundation – the surface of the ground should not allow water to pond within 8 to 10 feet of the foundation. Another good idea is to make sure all rain gutters have adequate downspouts so the gutters do not overflow during a heavy rain.
